Lease abstract & key terms

Summary

The lease on one page — premises, parties, dates, rent, deposit, and the clauses that matter, in your own words.

Every clause reference stays with the summary

The abstract is only useful if a reader can get back to the lease, so each key term carries the clause it came from. Six months later, when somebody argues about what the escalation says, the answer is not “the abstract says” — it is § 4.2, and you can go and read it.

Where the abstract and the lease disagree, the lease wins

This is a summary in your own words of a document CompliMaint has not read. It interprets no clause, resolves no ambiguity, computes no escalation and reaches no legal conclusion. It is a working tool for the person who has to run the property — not a substitute for the lease, and not something to hand somebody as a statement of what they agreed to.

What an abstract usually feeds: Lease expiry register · Rent roll · Estoppel request log

An internal summary of a lease you have read, in your own words. CompliMaint does not read, interpret or check any lease, resolves no ambiguity, computes no escalation and reaches no legal conclusion — where the abstract and the lease disagree, the lease is the document. Everything runs on your device.

Questions people ask

Does it read the lease for me?
No. Nothing is uploaded, parsed or interpreted — you read the lease and write down what matters. That is the honest version of this tool: an abstract is somebody's reading, and a machine-made one that got a clause wrong would be worse than none.
Does it calculate rent escalations?
No. If the lease escalates, record what it says and the dates it says it on. Working out an escalation means interpreting the clause, and this tool does not interpret clauses.
Why does it ask for the renewal or option date?
Because it is the date most likely to be missed, and because it belongs with the rest of the lease's facts. CompliMaint counts no notice period from it and states none — how much notice an option needs is in the lease you are abstracting.
Can I abstract several leases for one property?
Yes — each abstract is its own sheet, filed against the property by its stable id. Two properties with the same name never share abstracts.
