Lease expiry & renewal register
RegisterEvery tenancy with an end date coming up, what you offered, and what came back — kept against the property.
Ending is not ended
Both stages exist, and the difference is the point of the register. A resident who has given notice is still living there: there is a move-out date, a walk-through, keys to collect and a deposit to settle. A register that closed the row the day notice arrived would drop exactly the work that has not happened yet.
No notice period is stated here
CompliMaint does not know how much notice you or your resident must give, and it will not guess. How much notice a rent change or a non-renewal needs — and what it has to say — depends on the lease, on the state, and often on the city. The dates on this screen are the ones you read off the lease and typed in. When you send something, the wording and the period are yours.
When a row on this register turns into a letter: Rent increase notice · Notice to vacate · Rent roll
A register of tenancies and renewal conversations. CompliMaint states no required notice period, counts no deadline, and decides nothing about anybody’s right to renew, to change the rent or to end a tenancy — those come from the lease and from the law where the property is. Everything runs on your device.
Questions people ask
- Does this tell me when I have to give notice?
- No, and that is deliberate. Notice periods for a renewal, a rent change or a non-renewal come from the lease and from the law where the property is — they differ by state, and frequently by city. This register holds the dates you typed and shows you what is coming; it counts no deadline and states no required period.
- How is a tenancy kept separate from another with the same name?
- By the property's stable id and the row's own id, never by text. Two properties called Doe Court are two properties with two registers, and renaming either one moves nothing. Two rows in the same register that are both called “4B — Doe” are still two rows with two histories.
- What happens when a lease has already expired?
- The row shows as past its date and stays open until you move it. Nothing is inferred from that: an expired lease might be renewing, might be month to month, might be in the middle of a move-out. The register shows you the date has passed and leaves the reading to you.
- Can I use this for month-to-month tenancies?
- Yes — leave the end date blank and the row simply never shows as past due. You can still use it to hold the resident, the unit, the terms you last agreed and any conversation about changing them.
