Payments and credits are counted separately

A payment reduces what is owed because money arrived. A credit reduces it because somebody decided it should be reduced — a waiver, a correction, a goodwill adjustment. Netting the two would leave the ledger unable to answer either “what have they actually paid this year” or “what have we written off”, and both of those get asked at budget time.

Exact cents, and no accounting claims

Every figure is held as whole cents and the balance is integer arithmetic, so a statement never drifts by a hundredth of a cent. What it is not is accounting: no general ledger, no journal entry, no bank reconciliation, no tax treatment. It charges no interest and adds no late fee — a late fee is on the ledger only because you typed it as a charge, and what may be charged comes from your governing documents and your state.

Does it calculate late fees or interest?
No. Neither is applied automatically and neither will be — what an association may charge, and when, comes from its governing documents and from state law. If you charge one, enter it as a charge line and it will be on the ledger like anything else.
Is this accounting software?
No. There is no general ledger, no journal, no accrual and no tax treatment. It is a per-owner statement of the charges, payments and credits you entered, with the balance worked out from them.
How is the balance calculated?
Charged, less paid, less credited — in whole cents, with a running figure after each line in the order you typed them. The running column matches the order on your screen so it can be checked line by line against whatever paper you are working from.
Can I enter a correction?
Yes. A negative amount on any line is accepted, because a correction to an earlier entry is a real thing and hiding it behind a deletion loses the history.
