- What is prorated rent?
- Prorated rent is a partial month's rent charged when a tenant moves in or out mid-month, so they pay only for the days they actually occupy the unit.
- How do you calculate prorated rent?
- Divide the monthly rent by the number of days to get a daily rate, then multiply by the days occupied. Actual-days method: rent ÷ days in that month × days occupied. 30-day method: rent ÷ 30 × days occupied.
- Is a landlord required to prorate rent?
- Generally it depends on the lease — most states don't mandate proration, but leases commonly provide for it and it's standard practice for mid-month moves.
- Which method should I use?
- Whichever your lease specifies. Most leases use actual days in the month; some use a 30-day (banker's) month for consistency. The calculator shows both so you can see the difference.
- Does prorated rent include the move-in day?
- Yes — the move-in day is customarily counted as an occupied day, since the tenant has possession from that day.
