A component with no life left is never annualized
Zero years is not a divide-by-zero to be worked around — it is an answer. A roof already past its life needs its shortfall in full, and folding it into an annual figure would say a debt due today can be paid over the next nothing years. Those components are counted and totaled separately, and the annual contribution figure covers only the ones with life remaining.
It is not a reserve study, and it does not pretend to be
A reserve study is prepared by somebody with a credential, on a site inspection, with component inventories and funding models this worksheet has none of. Several states require one on a schedule and this satisfies none of them. It also applies no inflation, no interest and no investment return — every cost and every life estimate on it is yours, and the arithmetic is only the arithmetic.

- Is this a reserve study?
- No. A reserve study is prepared by a credentialed specialist on a site inspection, and in several states one is required on a schedule. This worksheet satisfies none of that. It is arithmetic on figures you supply.
- Does it apply inflation or interest?
- No. Neither, and no investment return. Adding any of them would require assumptions this tool has no basis for, and the figure would look far more authoritative than it is. Say what basis your costs are on in the header.
- What happens if I enter zero years?
- The component reads as due now. Its shortfall is shown in full and kept out of the annual contribution total, rather than being divided by zero or quietly spread over one year.
- What does the funded percentage mean here?
- Just what is set aside against that one component, as a share of its replacement cost. It is a per-line figure, not a funding-plan percentage, and no threshold anywhere says what it ought to be.
