What is a Property Condition Assessment (PCA)?
A visual assessment of a building's major systems — site, structure, roof, envelope, mechanical, electrical, plumbing, life safety, and vertical transport — done before a purchase, loan, or insurance decision. It documents condition, notes deficiencies, and estimates repair costs and remaining useful life. The commercial standard is ASTM E2018.
What does ASTM E2018 cover?
It's the standard guide for a PCA of commercial real estate: a walk-through survey of the building systems and site, a Property Condition Report, and opinions of probable cost for immediate repairs and replacement reserves over a study period.
How long does due diligence take?
