The last five percent

Closeout is fifty small obligations owed by twelve different companies, and it is the part of a job that runs longest past the finish. One list — item, who owes it, when you want it, what has arrived — is the whole intervention, and it is the sheet the meeting runs off.

It releases nothing

No required document list is published here, no contractual condition is stated, and completing the checklist does not achieve substantial completion, release retainage or trigger final payment. Those are contractual events decided by people, under your contract.

The lists underneath it

Drawings are the as-built register, manuals are the O&M manual tracker, warranties are the warranty tracker, training is the owner training log and outstanding work is the punch list.

An administrative checklist of deliverables you chose. It publishes no required closeout documents, states no contractual condition, and completing it does not achieve completion, release retainage or trigger payment. Everything runs on your device.

Questions people ask

Does it know what has to be delivered at closeout?
No, and it will not pretend to. Closeout requirements are in your specification, usually in Division 01, and they differ on every job. The tool publishes no required document list. What it gives you is one place the list lives, with who owes each item.
Does completing the list release retainage or trigger final payment?
It releases nothing and triggers nothing. Payment, substantial completion and final completion are contractual events determined under your contract by whoever administers it. This is an administrative tracker, and finishing it changes nobody's obligations.
Should the punch list be on here?
As one line, pointing at the punch list itself. Punch items have their own lifecycle, their own locations and their own relationship to retainage, which is why they live in their own tool. Closeout is the cover sheet over several lists, not a replacement for them.
Can several people work the same list?
The list lives on the device it was made on, like everything else here. Each item carries who owes it and who is chasing it, which is what makes it usable in a meeting where four people each own part of it.
